Steps to Buying a Home

2. If you are not paying cash for the home then obtain pre-qualified or underwritten approval for a loan. If you have any concerns about your credit score, down payment, or closing cost then the sooner we discuss your options then the sooner we can put you on a path to home ownership. Michael can also provide information on closing cost, taxes, programs with little or no money down, mortgage insurance, how interest rates affect a loan, the different types of loans - conventional, VA, assumable, FHA, and more. 3. Michael and you will meet to discuss your housing wants and needs within your budget.

4. Michael will add you to the online real estate portal. This will provide you with the latest and greatest listings. This portal is updated minute by minute unlike public online sources like Zillow and Realtor.com which can be severely outdated.

5. Visit homes. The internet will NOT allow you to see a home first hand. Michael Burr wants you to see these homes first hand = See, smell, touch, and visualize. Pictures on the internet can be deceiving. Rooms may be smaller in person than in photos. A place may even have a smell you enjoy or really dislike. Run your hands over the fixtures. Do things feel like they are in proper condition? No photo can give you this feeling. Visualize - can you see yourself living in this home? Living in the neighborhood? The internet may not give you this feeling of "home" like actually spending some time in the house. Feel free to take pictures and videos during this time. Take notes. Does the house meet most of your requirements? What did you like? Dislike? What could you live without?

6. Select a home. A particular home has passed all your requirements. Now it is time to think about how much to bid on this home.

7. Make an offer. Michael Burr can help you by providing market data on like homes that have sold in the area recently. With this data, you can now make and educated decision on how much to bid for a home. Michael will also walk through the offer sheet line by line. Michael is here to explain everything it takes to draw an offer on this home - terms and contingencies, price, and earnest monies due if your offer is accepted. At this point, we also need to go over and explain what comes with the house. Appliances can become sticking points in the final walkthrough. This is where we will need to be specific about what appliance you wish to keep in the home.

8. If your offer was accepted, Michael will now make sure we are keeping with all dates in accordance with the offer - escrow, home inspection, appraisal, finish the loan agreement and make sure to research all other aspects of buying this home before closing on this home.

9. Home Inspection. One of the most important steps in buying a home is the home inspection. Here is where you will want to hire a licensed home inspector to inspect the home for any deficiencies.

10. Appraisal. If you are seeking a loan, then the house will need to be appraised by the lender before they sign off on the loan.

11. Final Walkthrough. It is the final time to walk through the home. If the seller has stated they were to fix or complete some items then this is the time to make sure they are completed.

11. Closing on your home. The light at the end of the tunnel. The house is yours once the keys are in your hands. At closing, you will be signing a lot of documents and providing the final closing cost to purchase the home.

11. Congratulations!
